Is the 90-night count per host or per property?

Per property. If two different people let the same home for short stays in one calendar year, both sets of nights count towards the same 90.

Does the 90-night rule apply if I'm letting a room in my own home?

The 90-night rule covers using an entire home for short stays. Letting a spare room while you live there is generally not caught by it, but check with your borough if your set-up is unusual.

What happens if a London property goes over 90 nights?

Short-stay nights beyond 90 in a calendar year need planning permission for a change of use. Without it, the borough can take enforcement action.

Short-let cleaning in London

London short lets run to a rule no other city in England has: an entire home can only be let for short stays for 90 nights a year without planning permission. A London calendar often mixes short stays with longer lets, and the cleaning has to follow whichever one it is on. Our cleaners are employed by Allkempt and booked by the hour around your checkouts.

Who books short lets in London

Tourists, business travellers, families visiting a patient at one of the big teaching hospitals, and crowds for Wembley Stadium, The O2 and ExCeL London. Most of them come for a few nights rather than a few weeks.

Short stays mean more checkouts for every night that is booked, so the turnover, not the stay, is where a London listing usually comes under pressure.

Good to know in London

Hosting in London: two things to sort first.

01
Check your lease before you list
Many London flats are leasehold, and leases often restrict short letting or subletting. A freeholder can enforce that whatever the planning position, so it is worth reading the lease before the first booking.
02
Plan around the 90 nights
Airbnb applies the 90-night limit automatically to entire-home listings in London, but nights booked on other platforms count towards the same total. Keep one calendar of short-stay nights across every channel.
